Situated within the dense glass-tower fabric of Vancouver’s Beach neighbourhood, 450 Pacific is a 91-unit, mid-rise response to the city’s critical need for non-market, rental housing. The design navigates a complex “thicket” of neighbouring developments and strict privacy setbacks to complete the courtyard block, establishing a human-scaled streetwall along a busy urban corridor. With a high 38% family-unit target, the project prioritizes livability. To address a constrained site and a regional skilled-labour shortage, the building is engineered for modular efficiency: prefabricated wall panels and floor cassettes streamline construction, proving that sophisticated urban design and high-tech fabrication can work together to deliver essential social housing.
